What are the requirements in Pennsylvania for becoming a Licensed Salesperson?

How can I obtain a Pennsylvania Real Estate License?
If you would like to obtain a Pennsylvania Real Estate License, you must be at least 18 years of age, have 4 educational credits in real estate (Real Estate Fundamentals and Real Estate Practice), and have successfully completed the State Licensing Examination. After you have passed the State Licensing Exam, a sponsoring broker is required for issuance of the salesperson’s license. You must complete all of the mandatory educational credits before taking the exam. After you have taken and passed the exam, you may wait up to three (3) years before activating the license. Failure to do so within the three years would mean that the prospective licensee must re-take the State Licensing Exam.
What courses do I need to take?
You will need to take 2 basic courses: Real Estate Fundamentals and Real Estate Practice. Real Estate Fundamentals will provide you with a basic foundation for additional study and supports the practice of real estate in the state of Pennsylvania. The course is also designed to acquaint the student with the language, principles and laws that govern the business of real estate. Real Estate Practice will provide you with an introduction to all facets of the real estate business, including a survey of fields of specialization. The course is designed to acquaint you with the basic techniques, procedures, regulations, and ethics involved in real estate transaction, along with a working knowledge of the forms and documents used. Each of these courses is worth 2 credits. An official school transcript will be provided for each course.
What is the cost for the courses and the textbook?
Tuition is $225.00 per course plus the cost of the required textbook which is $50.00. The textbook, is used for both FUNDAMENTALS and PRACTICE. The total cost for the 2 courses and the book is $500.00. The Examination Prep Course is optional, but recommended, and is offered to prepare you for the State Licensing Exam. The cost of this course is $80.00.
How can I register for the pre-licensure courses?
You may register by fax, mail, or calling the school’s office. Click here for an application. We accept check, Visa, or MasterCard. Checks can be made payable to: TriState. Registrations and/or payments will not be accepted the day of class.
Will I receive a transcript?
You will receive a transcript after meeting all attendance (80% minimum class attendance) and examination requirements of the school. Transcripts will be mailed within 5 days following the completion of both courses.
When and where do I take the State Licensing Exam?
The schedule for administering the State Licensing Exam is established by the Testing Agency which holds the testing contract with the PA State Real Estate Commission. PSI currently holds the testing contract for PA. The exam is offered and administered, by PSI, Monday through Saturday at most of their locations. The cost of the exam is $56.00.
