Advanced Like Kind Exchanges of Property
The class will review the Basic Rules involving §1031 Exchanges. It will also provide a basic glossary and definitions. Then, the class will jump to more advanced strategies involving §1031 Exchanges – i.e. Reverse Exchanges, Build-to-Suit Exchanges, Tenants-in-Common transactions, and Credit Tenant Leases. Since Like-Kind Exchanges can involve properties other than real estate, this course will take a look at some of the different “like-kind” exchanges available (aircraft, artwork, gems, etc.) and give you some pointers. The class will also touch on the latest regarding that “touchy” subject – “Is it real estate, or is it a security.”
Advanced Real Estate Investment Analysis
(Generally $500,000 plus Real Estate Investment)
Do you the reasonable rates and ratios for operations and investing in variety of properties from the Mom & Pop to the hi-tech CBD office structures and in between? How well do you know your purchasers and your sources of funds? This Advanced Investment Analysis course will help both you and your client make more knowledgeable and better investment decisions.
Commercial Real Estate Capital Markets
This course focuses on the process of sourcing structuring and underwriting finance requirements for office, retail, industrial and multi-family properties. Additionally, it will explore how access to capital markets and financing structures differ in such sub-sectors as healthcare, hospitality and, student housing. The course will provide insight into how the various portions of the capital stack—namely debt, mezzanine, and equity—come together to complete deal financing.
Contemporary Investment Opportunities
This course will concentrate on investing rate analysis and supply demand analysis. The first half of the course will review the mathematical concepts underlying investment rates and highlight important trends impacting investment rates over the past 10 years leading up to recent property excesses. The second half of the course will provide a contemporary and alternative analysis of local supply and demand factors impacting office, retail, and industrial product concluding in the worst, best and most likely outcome for this current cycle.
Distressed Real Estate Law
This course will provide an overview of the legal issues arising in connection with financially-distressed commercial real estate projects, from default through bankruptcy. It will also focus on strategies and techniques for recognizing and capitalizing on investment opportunities in a distressed market.
Investing in Real Estate through Self-Directed Retirement Accounts
This course will provide brokers and sales people with the background that they need to assist their clients in incorporating real estate investments in their retirement planning. Class participants will learn about the opportunities and benefits of placing real estate into retirement accounts, and will come to appreciate the power of tax-deferred and tax-free compounding to increase overall wealth. Through a step-by-step outline, students will understand the basics of structuring investments to meet IRS guidelines, and will get an overview of property management procedures and record-keeping. The class will conclude with case studies showing examples of leveraged and unleveraged investments, potential outcomes and tax consequences.
